Will the Inspector advise me concerning the purchase?

No. Ultimately, it is the clients decision whether or not to buy the house. We have no knowledge of the value of the property, the financial condition of the client, or any number of many other very important factors that must be considered along with the findings of the Home Inspection. The Home Inspection should be viewed as one more “piece of the puzzle”. Each individual client knows what they are willing to take on regarding repairs, renovation, upgrade, etc..

Quality Residential Inspections offers on-site sampling for new and existing homes, for the presence of Radon-In-Air, following EPA protocol for testing procedures. Your Raleigh Home Inspector will place the test devices inside the home, ensuring that all applicable testing protocols have been followed. Then, the devices will be retrieved from the property following the passage of the required amount of time. An EPA-listed laboratory is used to interpret the results and a written report is provided to the client upon completion of the testing.

This type of testing is most often accomplished during a Raleigh Home Inspection…but can be conducted as a “stand-alone” service.

Water Testing/Sampling

QRI routinely provides the more routine types of water testing such as total coliform bacteria, lead in water, nitrates/nitrites (some of which are required by certain types of mortgage loans). Results from a certified laboratory are usually available within 2 -3 days, dependent upon the testing being conducted.

More complex testing is available for specific concerns such as volatile organic compounds, toxic metal profiles, and organic solvent profiles. Results for this type of testing normally take approximately two weeks to be returned from the laboratory.

Annual Maintenance Inspection

This type of inspection is to provide peace of mind. A QRI inspector will observe all of the various areas of the home e.g. the exterior grade, building exterior, crawl space, roof, and attic to provide input to the homeowner concerning any significant problem areas and any maintenance that might have been “deferred”. All systems will be observed and/or operated.

Home Warranty Inspection

Commonly referred to as “11 month” inspections, this inspection is for the homeowner who is nearing the end of their 1 year warranty for a newly constructed home.

This type of inspection is, potentially, of such spectacular importance to the new homeowner that its importance cannot be overstated. Don’t let your warranty expire with covered items that need to be corrected.

Home Seller Inspection

In recent years, the character of the real estate market has changed significantly. The old adage of “let the buyer beware” is no longer acceptable.

In today’s litigious society, the seller of a property bears the burden of providing full and complete disclosure regarding the condition of their property. The more that a seller discloses, the less likely he or she might experience legal conflict after the closing. Any undisclosed conditions have the potential for legal conflict, with no limitations on what should have been disclosed. Even though a house may have been “code compliant” when it was built, that fact does not relieve a seller from potential liability of nondisclosure of deterioration or wear and tear as the home has became older.

There are numerous conditions about which a buyer is entitled to be informed when purchasing a home. The scrupulous buyer is going to appreciate the fact that a home has been pre-inspected by a firm that stands behind their inspection.

The inspection methodolgy is identical to a Pre-Purchase inspection. The only difference is that the seller pays for the inspection rather than the buyer. A pre-sale Home inspection allows the seller to know ‘now’ whether or not there are any significant or major defects with the home and whether or not everything is functioning as intended.
